After a move, your calendar fills with flat viewings and registration appointments, most of them in Czech. It starts with a brief of your budget, area, commute and move-in date. I then arrange the appointments and come with you where it helps.

What I handle
These lines become your written scope, confirmed before any work starts.
- A written housing brief and a shortlist of flats. I arrange the viewings and attend them with you where that helps.
- A plain-language read of the lease before you sign, and negotiation of the practical terms
- Address registration (reporting where you live to the authorities) and the reporting duties that follow it
- Health insurance that matches your residence status
- Arranging the bank account opening
- Contracts for electricity and gas, plus internet and a mobile line
- Enquiries at schools and kindergartens, and the documents they ask for
- Going with you to appointments where it makes a difference, and speaking Czech on your behalf
What you prepare
Some steps only you can take. Better to know them before you decide.
- Tell me your real limits before the search starts. Budget, commute, schools and pets all count.
- Make time for viewings, in person or by video call
- Sign the contracts and open the accounts that must be in your name
- Keep the personal documents that landlords and banks ask to see close at hand
What I do not do myself
- Removals. Packing, transport, freight and customs clearance are outside my work.
- Estate agency work. I do not act as an agent or hold client money.
- Commission from landlords or suppliers. I do not accept any.
- Deposits, rent, insurance premiums and utility connection charges
- Legal advice, which goes to a partner lawyer. Tax and accounting questions go to a tax adviser or accountant.
- A guarantee that a landlord or a bank will accept you. Schools also make their own admission decisions.

Step by step, in the order it happens.

Brief
Your budget, area, commute and move-in date go into a written brief, with any school needs. The search stays within those limits.

Search and viewings
You get a shortlist, not a stream of listings. I arrange the viewings and come along when it helps.
- 03
Lease
Before you sign, I go through the lease with you and negotiate the practical terms. The handover of the flat is recorded in writing.
- 04
Local setup
Registration, insurance, banking, utilities and school enquiries are closed one at a time. Nothing is left sitting on a list.
Questions about this service
Can you start before I arrive?
Yes, and that's usually the better time. Housing and insurance are easier to settle before you're also standing in office queues. A residence application cannot be filed without an accommodation document, so an early start helps there as well.
Are you an estate agent?
No. I help with the search and read the lease with you, but I don't act as an agent or hold deposits. I take no commission from landlords either, so the shortlist follows your brief.
Do you only work in Prague?
No. I take on cases anywhere in the Czech Republic. If you're moving somewhere other than Prague, just mention the city in your enquiry.

Know the price before you commit. Government and consular fees are not included, and you pay them at the counter.
